- The cost of repairing or replacing the undamaged portions of the property; and
- The degree of uniformity that can be achieved without such cost; and
- The remaining useful life of the undamaged portion; and
- Other relevant factors.
The total limit of liability for Coverages A and B combined is 1% of the Coverage A limit of liability for repairs or replacements of any undamaged part of the building or its components solely to match repairs made to damage as a result of a covered loss.”
This endorsement essentially caps Southern Oak’s liability for matching or uniformity-related repairs at just 1% of your Coverage A limit. For instance, if your Coverage A limit is $300,000, the maximum payout you can receive for matching repairs to undamaged areas is limited to only $3,000—far too small for significant restoration projects.

Similarly, Southern Oak applies the endorsement to flooring or tile, paying only for damaged portions, ignoring uniformity. They suggest repairs can be done “close enough,” leaving homeowners frustrated with visibly patchy, and potentially uneven flooring.

A Tampa homeowner experiences water damage affecting half the tiles in their kitchen. Southern Oak may limit repairs solely to damaged tiles, despite the impossibility of matching older, discontinued tile patterns. In addition, the new tiles may be uneven with the older tiles.
